What’s happening?

Our fitness center is one of the building’s most valuable amenities—and it’s long overdue for renovation and updated equipment. The good news: the community already has a thoughtful, resident-driven plan, shaped over nearly two years by a dedicated task force. The bad news: the Board has blocked progress and taken control of the project without transparency or a clear plan.

At the July 7, 2025 Board working session, it became clear they are now attempting to cut corners and reduce costs—without the necessary expertise—and despite the fact that the existing proposal from the task force is:

  • Based on resident input and is appropriate for users of all ages and abilities
  • Vetted by multiple certified fitness and fitness equipment experts
  • Inclusive of high-quality equipment and fitness education tools
  • Less cost than the amount allocated in the HOA reserve study

This is not just about equipment—it’s about respecting resident input, protecting shared investments, and ensuring the space serves our full community for years to come.

Why should I care?

Even if you never set foot in the fitness center, you should care—because this is about far more than gym equipment. A well-designed, modern fitness space built to last 25+ years increases the value, appeal, and competitiveness of our building. It benefits every owner by protecting our shared investment and attracting future buyers and residents.

This project has been part of the financial plan for years, and the cost is modest compared to the long-term payoff—for both quality of life and property value.

More importantly, this is about governance. Once again, the Board has overridden the work of a resident-led task force—ignoring two years of research, expert consultation, and community feedback—in favor of what appears to be personal preference. Worse, they’ve used dismissive and controlling tactics to silence the task force and prevent residents from seeing the full picture.

This is about accountability, transparency, and who gets to shape the future of our community.


The Board is now spending significantly more money for fewer fitness items — with no instructional resources. The result? A space that remains outdated, appeals to very few residents, takes longer to complete, and wastes funds. Unbelievable.

  • Week of Sept 3, 2024 –
    • Contractor available to begin drywall work in gym
    • Equipment removed from gym
  • Week of Nov 4, 2024 – Drywall, paint, lights complete in gym
  • Week of Nov 11, 2024 – Gym floor install
  • Week of Nov 18, 2024 – Equipment delivery and install
  • November 22, 2024 – Grand re-opening, fitness clinics and orientation

May 2025

  • Updated task force proposal with current pricing submitted to the Board.
  • Task force was not allowed to report during the monthly meeting; the Board made inaccurate statements about the project.
  • Download the May Report, which includes corrections and rationale for declining additional meetings.
  • Task force requested the report be included in the minutes; initial minutes did not include it, and as of 7/8, May minutes are no longer on the resident portal.

June 2025

  • Again, the task force was not allowed to report, and the chair’s request to speak was denied.
  • The Board altered procedure to suggest task force chairs no longer report—despite past precedent.
  • Download the June Report, which addresses Board misstatements.
  • Task force discovers its proposal was never posted to the resident portal.
  • Board President declares: “The work of the FCTF is done.”
  • Board disbands the task force.

August 2025

The board has yet to provide bids or other transparency, despite moving forward with the project.
