We are a group of owners concerned about the actions and approach of the current Board. Too often, decisions have been made without transparency, input from residents has been disregarded, and the efforts of committees and task forces working to improve our community—and protect our shared investment—have been dismissed or undermined.

Our Voices

This is NOT a “Community-based” Board who treats everyone equally, but instead favors an entitled faction of Owners. They turn a blind eye to the manipulations by providing uneducated, mindless support to their every whim. Yet, highly knowledgable, skilled, & hard-working Owners who commit countless hours to improvements are not heard & are treated rudely. Principled residents also pay a price for this Board’s disreputable attempts to stack the Board in their favor. It’s time for a change!

[I am concerned about] lack of forums to discuss issues. Open mic at beginning of meetings only serve to allow people to speak but there is no opportunity for dialogue.

Board meetings end up being something to watch (only) rather than places to make change. (Roberts Rules maintain this hierarchy and silencing of divergent opinions)

[I am concerned about] the lack of transparency that I have experienced with the current board members is something that has been going on since we have settled in. I witnessed clickish behaviors and self promoting. I also have submitted at numerous times while attending online my questions seen but never addressed. I see concerns with the board working for the community and addressing our communications concerns. A must need for change!

The current Board claims to be open, transparent, and welcoming by creating many Committees and Task Forces. These groups have been made up of educated, motivated residents. However, this current Board, under the guidance of the Board President have been dismissive and have ignored recommendations. Even pandering to certain Board members desires over owner’s requests.

As a new resident, I was eager to contribute my experience to the task force. Instead, board members created barrier after barrier, withheld information, and did everything possible to sabotage the project’s success.

This board loves to highlight the credentials of members they favor — ‘he’s a finance guy, perfect for this’ or ‘they have survey experience’ — yet they never once acknowledged the 30+ weight room remodels I’ve overseen in the last decade. Instead, they questioned every recommendation I made in consultation with fitness experts, as though they know more. P.S. They don’t!

Board members have commented that they have too much work to do and want the committees and task forces to take on more of the work. As a current member of a committee and a task force in 2024, this message was often conveyed. Board members also wonder how to attract more residents to be actively involved in committee and task force membership. Yet, the Board has taken on much of the work that committees and task forces have worked on and either changed recommendations and/or started the new research for information about a topic that was assigned to the committee/task force. Residents are being turned away from involvement in decision making for “our home.” It is time to elect new members to the Board who are willing and active in involving all residents in decision making for the continued prosperity of the Falls and Pinnacle.

Recent History

The 2023 annual owner’s meeting began with invoking an archaic rule in old governing documents to nominate someone other than the board president, Marian Kaehler, to preside over the meeting. Board members Jeff Nohner and Ron Mead organized for this to happen.

Board member Kristi Bostad resigned from the board due to concerns on how some board members managed the annual owner’s meeting and their response to their concerns.

Board member Ron Mead resigned from from the board at the end of the November board meeting, after voting for a replacement for Kristi (which was Rob Anderson), and leaving another vacancy for the board to appoint a replacement (which was Janet Walker).

In 2024, a Committee Review Task Force was convened to rewrite the charter for committees and task forces. Discrepancies between the new charter and how the board interacted with committees and task forces became apparent in the subsequent months.

May 2025

Board member Marian Kaehler submitted her letter of resignation from the board due to concerns on how the board was operating and how she, committees, and task forces were treated.

These two closely timed experiential jolts have forced me to step back and consider the process as well as the outcome of our governance process, and I realize I no longer want to be associated with the toxic strategies that have been used by this Board to secure specific outcomes. I cannot support the Board on actions that are taken without professional deliberations nor consideration of legal responsibilities.

Board Meeting, May 2025

The Facilities and Common Elements (FACE) Committee submitted a letter to the board and owners specific concerns and requested it be included in the meeting minutes and posted to the resident portal—neither request was honored.

The FACE Committee is unanimously joining other voices that have raised concerns about how the current board has been operating.

Over the past few years we have seen the board use toxic tactics and parliamentary procedures to silence and oust two strong, smart women in Marian Kaehler and Kristi Bostad.

The Fitness Center Task Force (FCTF) was not allowed to give their report. They also submitted a letter addressing concerns about Board behavior and clarifying multiple inaccuracies made by Board members, and requested it be included in the meeting minutes and posted to the resident portal along with their official report—neither request was honored.

Since the FCTF was dismissed and not allowed to give our full monthly report, we request that the items attached and below also be submitted in the minutes for May 20, 2025.

…this has been the most disrespectful, unprofessional experience any of us have ever had.

For the Theater Refresh Task Force, the board did not follow resident and task force suggestions, instead adding loveseats vs. all individual seating. The entire Board chose to not hear the task force member and residents request by approving loveseats favored by a Board member.

Board Meeting, June 2025

For the second consecutive month, the FCTF was not allowed to give a report. They formally requested that their report be included in the official meeting minutes, pursuant to the committee and task force charter, and posted to the resident portal. The request was not honored and the Board president responded via email that “the work of the task force is done.”

For the second consecutive month, the Fitness Center Task Force was not permitted to deliver its report during the board meeting, and I, as chair of the task force, was not allowed to speak.

The board acted as if committee and task force chairs don’t normally report at board meetings in order to deny the FCTF chair from speaking. When it was the FACE Committee’s turn to report, the board said something to the effect of “since the FACE Committee board liaison is absent, the chair will report” when the FACE Committee’s chair has been reporting for over a year.

July 2025

Proposed revised HOA governing documents are sent via certified mail to owners. Owners are asked to vote on these documents (watermarked as “draft”) with a single Q&A opportunity on July 29, which was poorly advertised and attended. No changes were allowed to be made to the documents, the attorney wasn’t present, and many questions were unable to be answered by the board.

Notably, the governing documents include errors to be corrected and at least one new provision for the board members to gain more control via how board candidates are nominated.

Board Meeting, July 2025

The Board confirmed that they reject the recommendation of the FCTF and will be moving forward with their own plan, voting to approve a bid for equipment and flooring without providing information for owner input or reaction.

The board committed to share more information and a comparison to the FCTF recommendation, but the subsequent presentation shared was incomplete. It is currently unclear what components of the fitness center are progressing, how they compare to the FCTF recommendation and costs, and whether all projects defined in the reserve are being completed.
