The FP Future initiative was created out of growing frustration with how committee and task force efforts have been repeatedly dismissed by the board, often without explanation. Too many recent decisions reflect the personal preferences of certain board members rather than the input and consensus of the community they represent.

We are deeply concerned by the lack of transparency and the limited opportunities for residents to provide meaningful input on key issues that impact our community. While the board calls frequent meetings, these are not true forums for residents to share opinions or engage in meaningful discussion, as residents are not allowed to speak.

At least two dozen owners have discussed and agreed with our concerns about board governance generally and the governing documents specifically.

We are not all anonymous, but many are for reasons that include:

  • Concerns of retribution.
  • It doesn’t change the facts.
  • We don’t seek to create enemies and want to raise and share concerns in a non-personal neighborhood forum.
  • The current board has many anonymous allies that appear to advance coordinated agendas.

We seek to be highly accurate in making our case. If you see something that is inaccurate, please highlight it for us by filling in our Get Involved form. We’ll update inaccuracies and note the correction.

So far (as of 8/29), the board and their allies have only raised one claimed inaccuracy, which was regarding the most minor of issues: the Theater Renovation. They claimed the loveseats were chosen because of issues drilling into the floor, but there were options that met resident and task force requests that wouldn’t have required anchors.

So it appears the board was untruthful about the one claim of ours that it addressed.

The website is temporary and tells search engines not to list it in search results. No prospective owners should be finding it, and arguably if someone did they may find a campaign for better governance to be encouraging.

We’re sorry you feel attacked, but many of us have been repeatedly disrespected and disregarded by the board, even in official capacities on committees and task forces.

And those are some of the core concerns behind this campaign.

Instead of addressing the concerns we’ve outlined, the statement read during open forum and further statements by the board during the meeting only presented strawman arguments:

  • Transparency: We aren’t claiming the board is fully opaque, but rather that decisions are made with minimal owner input and often against clear owner and committee/task force recommendations. The board does technically hold the meetings required to conduct business, following the letter of the law, but going against the spirit of a respectful community with appropriate owner input. In addition, forums like “Coffee with Jeff” do not serve as meaningful opportunities for owner input on official issues, and often appear to be friendly grounds for the board and its allies to reinforce their agenda in a non-official setting.
  • Workload: There was much talk about how much work it is to be on the board, as if we are accusing them of not working hard enough. We know it is a lot of work, and we know the board works hard. Despite our concerns, we do appreciate and acknowledge that the current board members take on and do a lot!

We were told this behavior “wouldn’t be tolerated in a corporate setting.” Of course this wouldn’t be tolerated in a corporate setting – that’s a top-down power structure where we’re looking for a more democratic and open operation. This is the whole point of our campaign, and their mindset speaks volumes.

Our Voices

Regarding the Governing Documents issue:

Owners are being asked to approve HOA Governing Documents without any open homeowner forums, this is unprecedented. Town halls and homeowner input forums have been held for topics with much less importance.

It feels like the Board is trying to rush this Governing Document approval process. Why?

3 Board members terms are up this year (October Annual Meeting) – let a new functioning Board make the decision.

All we asked was for the governing documents to reflect that a nominating committee is an option — and include the other options available. The response? ‘These documents will not be changed.’ Why not?

In all my years of working with and developing policies, procedures and public documents, I have never seen an instance where there wasn’t a public review and comment period where comments were seriously considered and revisions were made accordingly.

[…] I have presented nationally on developing policies and procedures so I do have some experience with these matters. The Board and Task Force should have solidified the draft, distributed it electronically for comment, provided a redlined copy so everyone could easily see what adjustments had been made, had an open – serious rather than sham – public meeting, revise accordingly, and then mail out once the document was actually completed.

Having the Board advocate to approve a document with inaccuracies and typos with the message to amend later is both laughable and dangerous.

There are needed changes in the proposed governing documents, but the proposed draft contains a poison pill that gives the board a way to control who could be nominated for the board.

We should want a more open and democratic system on principle, and shouldn’t allow loopholes for power consolidation like this.

The current board may say they don’t intend to control nominations this way, but given past behavior by some board members, I can’t trust it won’t happen.

I’m voting no and hope others do too, so that we can fix this and other problems. Let’s take the time to get it right rather than rush this through.

The rules and regs which can be changed on a whim from a board got more open town hall sessions and back and forth than the documents that are taking probably upwards of $40k in HOA funds.

It is concerning that the clarifying meeting/document addresses several changes that are not in the summary mailed in July. It seems that there should have been a side-by-side of ALL changes (or at a minimum, that all changes be listed) and that the clarifying documents should have also been mailed to owners.

Regarding board governance in general:

This is NOT a “Community-based” Board who treats everyone equally, but instead favors an entitled faction of Owners. They turn a blind eye to the manipulations by providing uneducated, mindless support to their every whim. Yet, highly knowledgable, skilled, & hard-working Owners who commit countless hours to improvements are not heard & are treated rudely. Principled residents also pay a price for this Board’s disreputable attempts to stack the Board in their favor. It’s time for a change!

[I am concerned about] lack of forums to discuss issues. Open mic at beginning of meetings only serve to allow people to speak but there is no opportunity for dialogue.

Board meetings end up being something to watch (only) rather than places to make change. (Roberts Rules maintain this hierarchy and silencing of divergent opinions)

[I am concerned about] the lack of transparency that I have experienced with the current board members is something that has been going on since we have settled in. I witnessed clickish behaviors and self promoting. I also have submitted at numerous times while attending online my questions seen but never addressed. I see concerns with the board working for the community and addressing our communications concerns. A must need for change!

The current Board claims to be open, transparent, and welcoming by creating many Committees and Task Forces. These groups have been made up of educated, motivated residents. However, this current Board, under the guidance of the Board President have been dismissive and have ignored recommendations. Even pandering to certain Board members desires over owner’s requests.

As a new resident, I was eager to contribute my experience to the task force. Instead, board members created barrier after barrier, withheld information, and did everything possible to sabotage the project’s success.

This board loves to highlight the credentials of members they favor — ‘he’s a finance guy, perfect for this’ or ‘they have survey experience’ — yet they never once acknowledged the 30+ weight room remodels I’ve overseen in the last decade. Instead, they questioned every recommendation I made in consultation with fitness experts, as though they know more. P.S. They don’t!

Board members have commented that they have too much work to do and want the committees and task forces to take on more of the work. As a current member of a committee and a task force in 2024, this message was often conveyed. Board members also wonder how to attract more residents to be actively involved in committee and task force membership. Yet, the Board has taken on much of the work that committees and task forces have worked on and either changed recommendations and/or started the new research for information about a topic that was assigned to the committee/task force. Residents are being turned away from involvement in decision making for “our home.” It is time to elect new members to the Board who are willing and active in involving all residents in decision making for the continued prosperity of the Falls and Pinnacle.
